Mumbai’s residential real estate market recorded its strongest July performance in more than 14 years, highlighting sustained demand for housing across the city. According to data released by Knight Frank India, property registrations under the Brihanmumbai Municipal Corporation (BMC) area are estimated to reach 13,617 transactions in July 2026, an 8.3% increase compared to the same month last year.
Stamp duty collections are also projected to rise by 8.9% year-on-year to ₹1,223 crore, reflecting continued activity in the housing market and growing demand for premium homes.
Industry experts attributed the positive momentum to improved infrastructure, strong end-user demand and rising confidence among homebuyers. They noted that better connectivity, expanding business hubs and ongoing infrastructure projects across the Mumbai Metropolitan Region (MMR) have encouraged buyers to invest in residential properties despite higher prices.
Developers also observed a shift in buyer preferences towards quality construction, timely project delivery, modern amenities and sustainable living. Premium and luxury housing segments continue to witness healthy demand, with buyers increasingly viewing real estate as a long-term investment and wealth creation asset.
Real estate leaders remain optimistic about the coming months, expecting the festive season and a pipeline of new project launches to further support housing demand. They also emphasised the need for faster project approvals, supportive government policies and continued investment in urban infrastructure to sustain the market’s growth.
The latest figures reinforce Mumbai’s position as one of India’s strongest residential property markets, with steady buyer confidence driving consistent growth despite evolving market conditions.
